To me, both are at fault. The banks should be smarter about who they give loans too and people should do a better job of understanding their financial position. |

believe it or not, the way a hospital looks makes a huge difference in public perception.
And the perception of the public is the best thing you have to go on, because if they think of shitty old rooms (even though they're sterile and have the right equipment), dark hallways, and old, worn out looking stuff, then they don't want to go there. Thats part of why nobody ever, EVER wanted to go to UMC in Jackson for ANYTHING when I was growing up. There was this perception that you just didn't go to UMC for anything unless you had a really, really bad injury (or multiple bad injuries). That has since changed since UMC moved out of the old hospital and into the recently built new hospital (finished 2-3 years ago). Even the patients will tell you that they didn't ever want to come to UMC because of how it looked and used to purposely avoid it. Perception and how the hospital matters to most. |

I think the difference now is that there are alot more regulations to find out these people's status.
I just got a mortgage for a new house. We were talking to the guy who did it for us (he's now senior management), and he said at the bank he used to work at several years back (90's to early 2000's), when the economy and housing market was good, would basically hand out mortgages. All the bank statement checks, savings checks, checking your income, etc etc etc wasn't done. He said people were coming in and getting loans like crazy, and there was almost nothing that they could do about it (because of some type of legislation that I can't remember now). I think both are at fault, but I hold those that can't pay their mortgage more at fault. YOU owe the fucking money, I shouldn't have to pay it back. |

It just doesn't need 10,000' sq lobbies with skylights and statutes and food courts inside of them. That is a huge waste of money and by the time that
amount has been fully amortized in countless numbers of inflated hospital bills, they have to build another one b/c the less than 20 year old hospital looks
old.

I agree with everything you said. The gov't induced ninja loans created too much demand, which drove the market prices to unrealistic values. To people
who are walking away who are "upside down": keep paying the note and you'll eventually catch up.

But the hospital still has to look good and have some extra. It can't just be a bunch of hallways with offices and hospital rooms. There has to be a little
something that makes people feel a little more like its somewhere they're staying and eventually leaving and not a scary place that people come to die or
get sicker than when they came.
We have a Subway and McDonalds, as well as a large Mississippi Rehab Center cafeteria type place. There is a big 2-story lobby in front of the new hospital that serves as a lobby and has some offices and a gift center. My position is hard to explain fully if you're not someone that experiences it on a daily basis. |

I've seen several news stories in which they talk to homeowners who decry the fact that they now owe more than the house is "worth". Their note
is the same, they haven't lost their jobs, the house is the same piece of property that they ostensibly loved 9 months ago. Yet they have decided to walk
away from their houses because they are worth less.
Nothing else changed. The house didn't suddenly become a piece of shit. So to those people: keep living in your house, going to work, paying your f'n mortgage, and wait for the housing market to eventually correct itself.
